Important information for tenants
Holding Deposit
On agreement of the let you are required to pay the equivalent of one weeks rent (per tenancy) as a Holding Deposit. On commencement of the tenancy the Holding Deposit will be credited to the five week deposit required. This fee will not be returned, under the following circumstances:
- If the tenant withdraws from the let
- If the tenant does not take all reasonable steps to enter the tenancy
- If the tenant does not provide Right to Rent details
- If the tenant provides incorrect information which affects their ability to rent the property
Deposit
Prior to the commencement of the tenancy the tenant will be required to pay no more than a five-week rent deposit, held against the property. This will either be held by Keith Ashton and registered within the Tenancy Deposit Scheme (TDS), which protects the deposit, or will be held by the landlord who is also obligated to register the money with their chosen scheme.
First Months Rent
This is payable in advance to the agent, prior to move in and or commencement of the tenancy agreement.
Permitted Payments
Variation of Contract (Tenant’s Request) – including Change of Sharer/Tenant and any other agreed variation. Subject to the Landlord/Agents agreement. You will be required to pay to the Landlord’s Agent an amount of £75 inclusive of VAT or the amount of the Agent’s reasonable costs if they are higher to cover the costs associated with taking Landlord’s instructions, new tenant referencing (if required) and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents, where the Tenant has requested a change to the tenancy agreement, including but not limited to, additional or change of occupant of the property; change to rental payment date; requests granted for permission to keep pets at the property, redecoration or alteration to the property.
Unpaid Rent
Rental payments overdue by 14 days or more will be subject to interest, not exceeding 3% above the Bank of England’s annual percentage rate, for each day that the payment is outstanding.
Lost Security Items(Keys, car park fobs/passes, parking permits etc
Keith Ashton reserve the right to charge the tenant the reasonable cost of replacing any key or security device which the Tenant loses during the Tenancy or fails to return on vacation.
Terminating your tenancy early
Subject to the Landlord/Agents agreement. Should you seek early termination of your tenancy agreement before the end of the fixed term you will be liable for the Landlord’s costs in reletting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. All changes to your tenancy are subject to the Landlord’s approval.
